Blackash™ was engaged to provide preliminary bushfire constraints on a proposed 120 bed residential Aged Care Facility in Belrose. The proposed aged care development was classified as Special Fire Protection Purpose (SFPP) development under Section 100B of the Rural Fires Act and would require a Bushfire Safety Authority and strict compliance with the Rural Fire Service document Planning for Bushfire Protection 2006.

The site was in a high bushfire risk area and highly constrained by the vegetation and slope within and adjacent to the site. Based on our assessment, a separation distance of 100m from the west and 60m to unmanaged vegetation in the north would have been required to meet the asset protection zone requirements of PBP. This reduced the footprint of the development and the proposal did not proceed, saving the client significant time and expense.
